This expansive farm property spans 50.0152 hectares (approximately 123.59 acres) in San Marcelo, within the Cañazas District of Veraguas Province. The land is located 28 kilometers west of Santiago, accessible by traveling 21 kilometers on the Panamericana and then 7 kilometers on the main Cañazas road. It is conveniently near the town of Cañazas.
Property Composition
The property consists of two parts: the original Finca and an additional 3.4392 hectares that was titled to complete the original survey.
Turn-Key Operation
The finca is a turn-key operation with:
- Access: Paved roads on two sides and a gravel road on one side.
- Utilities: Electricity is present on two different sides, and there is cable for internet access. Natural springs and a Gravity Flow plumbing system furnish water.
- Structures and Facilities: There are a Deposito and Stables with an Office, as well as a corral and working chutes for the cattle.
- Pastures: Six cross-fenced pastures with established Brizante Grass, a very high-protein and drought-resistant foliage for cattle. Much of the fencing has been replaced with “living fence” over the years.
- Tree Pasture: Approximately 5 hectares have been planted with hardwood trees and are being cleared for a “tree pasture.” This is a government program where the government furnishes the trees, planted in a 6-meter x 6-meter grid, which will produce almost $600,000 in revenue when harvested in 12 to 14 more years. Meanwhile, it provides shaded grazing for the cattle.
- Water Features: There are three quebradas (spring-fed streams) on the property, home to over 100 chocolate-producing trees.
Buildings and equipment
- Deposito: A concrete building measuring 40 feet by 24 feet with a concrete floor and security doors.
- Stables: Measuring 60 feet by 20 feet, containing four stalls and a 12x12 office and tack room. The stables feature plumbing for water and have electricity.
- Equipment: A full list of both hand and power tools needed to maintain and clear land and build and repair fences. Heavy equipment includes a Case Skid Steer loader, a Mahindra 8000 farm tractor with blades and backhoe attachments, and a brush cleaner, all with less than 400 hours of use. A Lincoln Welder for the truck, grinders, and a Kia diesel 4x4 rated for 1.5 tons, ideal for ranch work, with about 70k miles.
- Residential House: A small house, roughly 650 square feet in size, is located on the property. It comprises two bedrooms, a large bathroom with a tub and shower, a living room, kitchen, and a front porch offering stunning views.
Agriculture and Vegetation
The property is home to a variety of fruit trees, including avocado, mango, orange, lime, guanabana, moringa tea, plantain, and banana trees. Additionally, it produces yuca, cashew, cacao, pineapple, okra, cucumber, beans, peppers, tomatoes, lettuce, green onions, and corn. The land is also suitable for tobacco cultivation.
Livestock Facilities:
- Pastures: The land features seven cross-fenced pastures ideal for livestock.
- Corral: A corral with a working cattle chute and a separate loading chute is available, equipped with running water, electricity, and feeding and watering stations, making it an excellent setup for managing livestock.
- Timber: Approximately 5 hectares have been planted with hardwood trees under a government program. This "tree pasture" will generate significant revenue when the trees are harvested in 12 to 14 years, and in the meantime, it provides shaded grazing for the cattle.
