General Description

This is a unique rental opportunity, and we are seeking a unique renter!

We are a private family farm located in Jaramillo Abajo at 4250 feet/1295.4 meters above sea level, the most desired altitude for comfortable year-round temperatures.

This single level casita is all new construction and offers privacy with a view of the coffee farm from the covered deck, covered parking with level access to the front door, storage within and additional storage upon request. There is no air conditioning or heating as there is no need. Ceiling fans take care of the warmest times.

The farm is built on a hill and, in general, the surrounding ground is uneven. This may pose difficulties for people that have physical challenges. This casita does not have a fenced yard. The seasonal stream can be heard during the rainy season and separates the casita from the coffee farm.

Things to Know

Security
      • Electric gates with cameras and intercoms control access to the two-track that bisects the farm from the bottom gate of the property to the top gate.
      • Ten security cameras in the public areas ensure that any intruders are quickly noted and identified.
      • The grounds contain low voltage lighting controlled by timers and photo-electric eyes to enhance enjoyment and security and several motion sensor lights.
      • The farm is not securely fenced in entirety meaning that the neighbor’s dogs and other animals do come onto the farm on occasion. We cannot control this. Those dogs are not typically aggressive.
Utilities
      • To ensure comfort and convenience, the entire farm is solar with battery backup. This alleviates the issues with the local electric company where outages, brown-outs and surges are common. We are completely disconnected from Naturgy but can connect in the unlikely event of our solar plant failure or if the batteries do not fully charge during the daylight hours. This design does require awareness of usage at times when the batteries may not be charging fully.
      • An upgraded water filtration system with large storage tanks serves the entire farm and insulates us from the common water borne maladies in this valley. We also collect and store rainwater in separate tanks for irrigation during the dry season and potential potable water backup should water become scarce. Water conservation is good practice!
      • Internet is high speed fiber from +Mas Movil and is shared with farm wide coverage. During a rare outage, we have line-of-site to several cell towers in the valley below and use mobil hot-spot as backup. Our cell provider is Tigo.
Ingress & Egress
      • The public road is paved up to our property’s lower gate.
      • The entrance to the farm from the lower gate is a narrow cement two-track. The entrance from the upper gate is at the end of a long downhill cement two-track drive.
      • Both entrances require care to avoid the deep drainage ditches alongside.
      • A round trip 15-minute cab ride from town and back is approximately $10.
      • Animal Residents For those with animal allergies or other concerns, know that the animal residents on the farm include horses, dogs, cats, chickens and a pig.
      • To protect our animals, we reserve the right to pre-approve the arrival of any other animals visiting the farm and require up to date vaccinations.
Produce

The farm grows coffee on 4 acres and includes fruit trees, a small greenhouse and egg production for personal consumption of the residents on the farm. We also compost. We are not a commercial operation. Your involvement is welcome!

 

Farm Disclosures:
      • Activities, Noise & Other Considerations Typically, the farm starts early in the morning. Although we try and be as quiet as possible, barking dogs, horse vocalizations and other activity will likely be heard as early as 5:30a. Sometimes the neighborhood dogs will bark at night and set off our dogs as well. We do our best to minimize this disturbance from our dogs. There are seven dogs on the farm at various times and two are for security purpose.
      • Roosters are on the farm in their coop at the lower gate and their crowing is far enough away that it is not bothersome to us. Our neighbors also have roosters in the distance.
      • At times, weekend music from town or in the neighborhood can be heard late into the night when the air is still or the wind conditions favor the transmission of sound. We are rarely disturbed in our sleep by this.
      • Personal events and music on the farm must be maintained at considerate volume so as not to disturb other occupants on the property, especially after 9p. Occupants on the farm include us in the main house, a couple with a new baby in the adjacent casita (not full time) and our farm worker, his wife and 2 year-old that live in the casita near the lower gate.
      • At times there will be visiting horses and/or riding events hosted here at the farm. Those events are daytime and generally end at dinner time or before.
      • Our other occupant is an equine vet and she may have, on occasion, client’s horses boarded here for short durations. As such, there may be vocalizations during the night from the horses on the farm. Hay deliveries and pickups occur at the barn typically during daylight hours.
      • We also periodically have friends and guests stay on our lower terrace.
      • During coffee harvest time, late December to early February, outside workers will be on the farm for specified days and overseen by our permanent resident farm manager.
