Pacific Beach Real Estate Near Panama City
The stretch of Pacific coast between Punta Chame and Río Hato is the closest true beach market to Panama City. Most of it sits within roughly an hour to ninety minutes of Tocumen International Airport on the Pan-American Highway, which is why it attracts a mix of full-time residents, weekend owners from the capital, and retirees who want ocean access without giving up city hospitals, shopping and flights. Inventory here runs from beachfront condominiums and gated-community homes to titled lots and small commercial sites.
The beach corridor, town by town
Coronado
Coronado is the established centre of this coast and the most built-out. It has supermarkets, medical services, restaurants, golf and a long-standing international community, which makes it the usual starting point for buyers who have not lived in Panama before. Gorgona and Nueva Gorgona
Closer to the city than Coronado and generally quieter. Gorgona tends to appeal to buyers who want beach access at a lower entry point than the Coronado core, and it has seen steady condominium development along the shoreline.
Playa Blanca, Farallón and Río Hato
This is the resort end of the corridor, anchored by large beachfront condominium projects and the Río Hato airport. It is the part of the coast most often bought with short-term rental use in mind, so rental rules and building management matter more here than anywhere else on this list.
Santa Clara
Known for one of the better swimming beaches on this coast and a lower-density feel. More detached homes and lots, fewer high-rise buildings.
Punta Chame
A narrow peninsula at the eastern end of the corridor, closest to Panama City and known for kitesurfing. Land is the dominant product here rather than finished housing.
What to check before you buy on this coast
- The 22-metre concession zone. In Panama, the strip measured from the high-tide line is state land. It can be held under concession, not title. Establish exactly where your boundary sits and what form of right applies to any portion near the water.
- Titled land versus Rights of Possession. Titled property is registered in the Public Registry. Rights of Possession is a different, weaker instrument. Both exist on this coast. Know which one you are buying before you make an offer.
- Water supply. Parts of this corridor run on community or private systems rather than municipal water. Ask what the source is and what the dry-season record has been.
- PH and HOA obligations. In condominium buildings, ask for the current budget, the reserve position, and whether any special assessment is pending.
- Short-term rental rules. Building regulations and municipal rules both apply, and they are not always the same. Confirm in writing if rental income is part of your plan.
- Road and access works. The corridor is under active road investment, including the Coronado access upgrade. Access changes can affect both convenience and value.
Common questions
How far is it from Panama City?
Driving times vary with the town and with traffic leaving the capital, but the corridor is generally reached in about one to one and a half hours on the Pan-American Highway. Punta Chame and Gorgona are the closest; Río Hato is the farthest.
Can a foreigner own beach property in Panama?
Foreign buyers can hold titled property in Panama on the same terms as Panamanian citizens. The qualification is the concession zone described above, which is not titled land for anyone.
Beach house or beach condo?
Condominiums carry monthly fees but handle security, maintenance and often rental management, which suits part-time owners. Detached homes give more land and control and more responsibility. Compare current condos and townhouses against homes before deciding.
