Luxury Real Estate in Panama
The properties above are Casa Solution’s high-end inventory: oceanfront and beachfront homes, mountain estates, city penthouses and view lots. They are not interchangeable. A buyer weighing a tower apartment in Panama City against an estate in Boquete is choosing between two different climates, two very different sets of running costs, and two different pools of future buyers. The notes below are meant to make that comparison easier.
Where Panama’s high-end market actually sits
Panama City
The tower market — Punta Pacífica, Costa del Este, Santa María, Avenida Balboa and the San Francisco and Bella Vista corridors. This is where the country’s deepest luxury inventory is, and the only market with genuine liquidity at the top end. Buyers here are usually weighing building quality, view protection and the condominium’s finances rather than land. Panama City real estate · condos and townhouses
Boquete and the Chiriquí highlands
Jaramillo, Alto Boquete, Volcancito and Palmira for estates and view lots; Volcán, Cerro Punta and the Tierras Altas for larger acreage at lower prices. Elevation, not the district name, determines climate here — a few hundred metres changes temperature, cloud cover and rainfall noticeably. Boquete · Volcán, Cerro Punta and Tierras Altas
The Pacific beaches near Panama City
The Coronado corridor out to Playa Blanca and Buenaventura, plus the mountain communities behind them. Its defining advantage is the drive: close enough to the city for a weekend property to be used, which supports both resale and rental demand. Pacific beaches near Panama City
The Chiriquí coast and islands
Playa La Barqueta, Las Olas, Boca Chica and the Gulf of Chiriquí islands. Quieter, larger plots, and the market where the coastal concession rules below matter most. Pacific beaches of Chiriquí
Azuero and Bocas del Toro
Pedasí and the Azuero coast for oceanfront land and smaller estates; Bocas for island and waterfront property, where a high share of land is held under Rights of Possession rather than registered title. Azuero Peninsula · Bocas del Toro
What to check before you buy at this price level
- Title, not possession. Panama distinguishes registered title from Rights of Possession (derecho posesorio). Both are bought and sold, but only registered title is recorded in the Public Registry and can carry a mortgage. Ask which one the property has, in writing, before anything else.
- The coastal strip. On beachfront property the land nearest the high-tide line is public and cannot be privately owned; use of it is granted by concession. Ask where the property’s boundary actually falls and whether any structure sits inside that strip.
- Condominium documents. For any apartment or PH: the reglamento de copropiedad, the current maintenance fee, the reserve balance, and any special assessment already approved or under discussion. A large pending assessment is the most common unpleasant surprise in this market.
- How the property is held. Many high-value Panamanian properties are owned by a corporation. Buying the shares is not the same transaction as buying the property, and the tax and liability consequences differ. This is a question for your own Panamanian attorney before you sign anything.
- Running costs, annualised. Maintenance, staff, insurance, and the property’s current tax position — including whether it still carries an exemption and when that expires.
- The resale pool. Above roughly the top decile of any Panamanian market the buyer pool is thin. Ask how long comparable properties in the same community took to sell, and at what discount to asking.
Common questions
Can a foreigner own luxury property in Panama outright?
In general yes, in their own name or through a Panamanian corporation, with the same ownership rights as a citizen. There are constitutional restrictions on foreign ownership of land near national borders and on certain island and coastal land. Confirm the specific property with a Panamanian attorney rather than relying on a general answer.
Do I need residency first?
No. Buying property and obtaining residency are separate processes, though a purchase can support some residency applications.
Is financing available at this level?
Most high-end purchases in Panama close in cash. Panamanian bank lending to non-residents exists but is slower and more document-heavy than most buyers expect. Some sellers will finance part of the price directly — see properties with owner financing.

The grid above is current. Inventory at this level moves quietly and not everything is published, so if you are looking for something specific — a particular building, a stretch of coast, a minimum acreage — it is worth telling us directly. Contact Casa Solution · Guidance for buyers
