Panama’s $300,000 Investor Visa Deadline Is Coming, Here’s How Casa Solution Can Help You Beat It

Panama’s Qualified Investor visa has been one of the fastest, most straightforward paths to permanent residency anywhere in Latin America, real estate purchases of $300,000 or more, approval in as little as a few months. That window is closing. Starting October 15, 2026, the real estate threshold jumps permanently to $500,000, and investors who want to lock in the lower number need to act well before then.

What’s Actually Changing on October 15

The rule itself isn’t complicated. Right now, a foreign investor can qualify for permanent residency under Panama’s Qualified Investor program by purchasing $300,000 or more in Panamanian real estate. After October 15, that minimum rises to $500,000, a permanent $200,000 increase with no indication it will be revisited or reversed.

Real Estate Is Still the Easiest Path In

Real estate isn’t the only way to qualify. Investors can also put $500,000 into the Panamanian stock market or place $750,000 in a fixed-term bank deposit. But real estate has consistently been the overwhelming favorite, accounting for the vast majority of Qualified Investor certificates issued, because it combines the lowest entry point with an asset investors actually want to own.

The Deadline Is Less Strict Than It Sounds

Here’s the detail that matters most for anyone still deciding: you don’t need to close on a property by October 15, you need to have the purchase process underway. A signed purchase contract before the deadline is generally enough to lock in the $300,000 threshold, even if the closing itself happens afterward. Processing for the residency application typically takes 30 to 90 days from there. That gives serious buyers a real, workable window, but it also means waiting until October to start looking is waiting too long.

Why the Rush Makes Sense

Panama’s Ministry of Commerce and Industries has already reported a sharp rise in Qualified Investor activity this year, with real estate accounting for the large majority of certificates issued. A hard deadline that permanently raises the bar by $200,000 is exactly the kind of catalyst that tends to accelerate decisions that buyers were already leaning toward making.

Finding the Right Property Is the Hard Part

Finding a $300,000-plus property is the easy part on paper. Finding the right one, in the right location, for your goals, with enough time left to actually close before the rules change, is where most investors need help.

How Casa Solution Can Help You Beat the Deadline

Casa Solution has brokered more than 1,300 real estate transactions across Panama and holds more Boquete-area listings than any other agency in the country, giving Qualified Investor buyers a wide, qualifying inventory to choose from without sacrificing fit. Whether you’re picturing a highland retreat in Boquete, a beachfront property along the Pacific coast near Coronado, an oceanfront lot in La Barqueta in Chiriquí, or an income property in Panama City, our team has local expertise in the exact region you’re considering, not just a national listings database.

Because Casa Solution works as a team rather than through a single agent, every client gets the combined market knowledge of the full group, which matters when the calendar is working against you. Our multilingual agents know the qualifying thresholds and paperwork inside out, and can help you move from a property search to a signed purchase contract fast enough to lock in the current $300,000 minimum before it disappears. With offices in Boquete and Coronado, plus a dedicated team now serving Bocas del Toro and associates working across Panama City and the Azuero Peninsula, we can help you find a qualifying property nearly anywhere in the country before the deadline.
