El Cangrejo’s Lifestyle Premium

El Cangrejo rounds out the trio with roughly 4% annual growth and the city’s most consistently high rental yields, estimated between 6.5% and 8.5% in its Via Argentina and Universitaria micro-areas. El Cangrejo is a more lifestyle-driven than prestige-driven market, walkable and social, and popular with younger expats and digital nomads, which keeps turnover high and vacancies short, typically two to three weeks for a well-priced unit.
