Pedasi vs. Playa Venao: 30 Minutes Apart, Two Very Different Real Estate Markets

Pedasi and Playa Venao are separated by roughly a 30-minute drive, but for property buyers, the more important difference is between the types of real estate markets they have become. Both sit along Panama’s Azuero Peninsula, yet the buyer profiles, development styles, and investment considerations can be quite different.

That distinction matters for buyers comparing Pedasi real estate with Playa Venao real estate. Neither market is inherently better. The better choice depends largely on how the property will be used.

Pedasi: A Residential Market Built Around a Town

Pedasi’s advantage is that it functions first as a town and second as a tourism destination. Its walkable center has restaurants, cafes, accommodations, local businesses, and access to nearby beaches including El Arenal and Los Destiladeros, as well as the departure point for Isla Iguana.

For real estate buyers, that creates a market with appeal beyond vacation travel. Retirees, expats, families, and part-time residents can realistically use Pedasi as a home base rather than depending on a resort environment.

Current Casa Solution inventory also illustrates the diversity of the market. As of August 2026, asking prices include a Pedasi townhome at $175,000, a three-bedroom home near town and the beach at $287,000, a larger home with a pool and guest apartment at $385,000, and higher-end coastal properties approaching $1 million.

These are asking prices, not closed-sale comparables, but they show the range of residential options currently available.

Featured Property: Andromeda Ocean Estates – $575,000

One example of the higher-end Pedasi market is this furnished ocean-view home in Andromeda Ocean Estates, currently offered at $575,000.

The home has three bedrooms, 2.5 bathrooms, approximately 230 square meters of construction, and an 841-square-meter lot. Completed in 2024-2025, it was designed around indoor-outdoor living, Pacific Ocean views, natural breezes, and proximity to the beach.

Properties like this show that choosing Pedasi does not necessarily mean giving up a resort-style coastal lifestyle. Buyers can remain close to town while living in communities designed around ocean views, privacy, and beach access.

Playa Venao: Tourism, Surf and Hospitality Drive the Market

Playa Venao has developed differently. It is one of Panama’s best-known surfing destinations, with surf schools, hotels, restaurants, wellness businesses, and a strong international visitor profile.

That tourism infrastructure makes Venao a more natural market for buyers prioritizing vacation use, short-term rental potential, or a property connected to a hospitality-oriented lifestyle.

Current Casa Solution inventory reflects that positioning. Listings around the Venao market Vervana Beach Condos around $505,000, homes in Hermitage Hills from approximately $575,000 to more than $800,000, and other upscale homes approaching $900,000.

Again, these are current asking prices rather than evidence of completed sales prices or guaranteed rental returns.

Vervana Shows Where Part of the Venao Market Is Heading

Vervana is worth watching because it represents a newer category of development entering the area.

Located in Achotines Bay near Playa Venao, Vervana is being developed as a low-density residential project within a 20-hectare natural setting. Planned amenities include a beach club, wellness center, infinity pool, restaurants, gym, owner’s lounge, hospitality services, and 24-hour security.

Its first phase, Mare Beach Condos, is under construction with completion marketed for 2027, while a second phase is planned to begin construction in 2027.

The significance is not that one development guarantees higher property values. It doesn’t. What Vervana does demonstrate is that developers are willing to commit substantial capital to a more sophisticated hospitality and residential product around Playa Venao.

What Could This Mean for Property Values?

The two markets may respond to different forces.

Pedasi’s value proposition is tied more closely to residential demand, lifestyle migration, available services, proximity to beaches, and the supply of well-located finished homes.

Playa Venao has many of those same factors, but tourism growth, vacation-rental performance, new hospitality projects, and the amount of new residential supply can have a greater influence on individual property performance.

For an investor, that means evaluating the markets differently.

A Venao property purchased primarily for rental income should be analyzed using realistic assumptions for occupancy, management fees, operating costs, nightly rates, and seasonality.

A Pedasi property purchased as a longer-term residence or resale investment should be evaluated more heavily on location, construction quality, neighborhood, land, access to services, and the depth of the eventual resale market.

The biggest mistake may be assuming that because Pedasi and Playa Venao are only 30 minutes apart, they are interchangeable.

They aren’t – and that is precisely what makes this section of the Azuero Peninsula interesting for different types of buyers.
